1. General

1.1 These terms and conditions apply to all reservations and stays at Domaine 10. By making a booking, you agree to these terms.
1.2 Domaine 10 is a private and exclusive location. Discretion and mutual respect are essential for every guest.
1.3 Domaine 10 reserves the right to refuse guests who do not comply with the house rules or these conditions.
1.4 Domaine 10 is strictly accessible to guests aged 18 and over.

2. Reservations & Payments

2.1 Overnight stays can be booked via the website and are only confirmed after payment of the required deposit.
2.2 Day-Use and afternoon rentals can also be booked online but are confirmed only after contact with The Secret Butlervia WhatsApp or phone.
2.3 The deposit covers the room rate only and will be deducted from the total amount upon check-out.
2.4 No deposit is required for afternoon rentals.
2.5 Massages and additional services must be paid in full in advance.
2.6 Remaining balances may be paid in cash, via instant bank transfer, or through the in-room service drawer.
2.7 Invoices can be issued upon request — please mention this when booking or inform The Secret Butler.

3. Check-In & Check-Out

3.1 Standard check-in and check-out times:

• Baroque & Oriental Rooms: Check-in from 21:00 / Check-out 10:00

• Versailles Room: Check-in from 20:00 / Check-out 12:00

• Day Use: 09:00 – 17:00 (flexible within this window)

• Afternoon Rental: 13:00 – 17:00 (Versailles 14:00 – 18:00)
  3.2 Early check-in or late check-out may be available for specific packages or at €25 per extra hour (upon request).
  3.3 Late check-out without prior approval may incur additional charges.

4. Cancellations & Changes

4.1 Cancellations must be reported as soon as possible via WhatsApp or email.
4.2 If the room is successfully rebooked, the guest will receive a voucher equal to the deposit, valid for 1 year from the original booking date.
4.3 If the room is not rebooked, the deposit remains non-refundable.
4.4 Booking changes may be made in consultation with The Secret Butler, subject to availability.

5. Discretion & Privacy

5.1 Domaine 10 guarantees maximum discretion.
5.2 No on-site registration is required — all arrangements are handled online and in advance.
5.3 The property is fully enclosed and equipped with a private, secured parking area.
5.4 The Secret Butler operates entirely behind the scenes and will never make direct contact unless requested.
5.5 During your stay, your room will not be entered unless expressly requested by the guest.

6. House Rules & Conduct

6.1 Respect for the location, facilities, and other guests is mandatory.
6.2 Drugs, excessive alcohol consumption, and illegal activities are strictly prohibited.
6.3 Bringing your own food or beverages is not allowed. 24/7 Room Service is available.
6.4 Use of all facilities is at your own risk. Domaine 10 is not liable for loss, theft, or damage to personal belongings.
6.5 Any damage to the property, rooms, or facilities will be fully charged to the responsible guest.
6.6 Noise & Silence: To preserve discretion and the exclusive atmosphere, absolute silence is required in the parking area, corridors, and outdoor spaces. Noise disturbance will not be tolerated out of respect for other guests and the surroundings.

7. Sensual Experiences & Erotic Services

7.1 Domaine 10 is not a sex club and does not provide escorts or paid companions.
7.2 Erotic massages are available and vary in intensity depending on the chosen experience.
7.3 BDSM elements can be integrated upon request but are not part of the standard offer. Please discuss this with The Secret Butler.
7.4 Guests may bring their own toys, provided they are for personal and hygienic use only.
7.5 Guests may invite their own partners or companions, but this is entirely at their own risk. Domaine 10 cannot be held responsible for any actions of external guests invited by the main booker.
7.6 The person who made the booking is fully responsible for their entire party — including compliance with house rules, any damages, and guest behaviour. Any resulting costs or sanctions will be charged to the main guest.

8. Events & Groups

8.1 The Versailles Room accommodates up to 6 guests.
8.2 The Oriental Room accommodates up to 4 guests.
8.3 The Baroque Room is reserved for couples (maximum 2 persons).
8.4 The entire estate can be rented for private events of up to 40 guests.
8.5 Events or parties are only permitted when renting the full property.

9. Liability

9.1 Domaine 10 is not liable for loss, damage, or injury during your stay.
9.2 Use of all facilities, including the sauna, massages, and other services, is entirely at your own risk.
9.3 This applies to the entire estate — including the driveway, parking, corridors, and all indoor and outdoor areas. Domaine 10 is not liable for accidents, damages, or loss of personal property within the premises. Guests are expected to treat the property and facilities with care and respect.
9.4 Any damages caused by a guest will be fully charged to the person who made the booking.

10. Contact & Communication

10.1 The Secret Butler is available via WhatsApp or phone for all questions and requests.
10.2 Communication via WhatsApp is possible between 07:00 and 23:00.
10.3 For urgent matters after 23:00, you may contact us by phone.
10.4 We kindly ask that all communication remains respectful and discreet.

11. Access & General Provisions

11.1 Pets are not allowed within Domaine 10.
11.2 The property is not specifically adapted for guests with disabilities, but everyone is warmly welcome. Please contact us in advance so we can make your stay as comfortable as possible.
11.3 Everyone is welcome, including members of the LGBTQ community. Respect, openness, and discretion are at the heart of our philosophy.
11.4 Strictly 18+ — Domaine 10 does not verify guest identity on site; it is the full responsibility of the person making the booking to ensure that all attendees are 18 years or older. In case of violation, all liability rests with the main guest who made the reservation.
