General
1.1 These terms and conditions apply to all reservations and stays at Domaine 10. By making a booking, you agree to these terms and conditions.
1.2 Domaine 10 is a private and exclusive location. Discretion and respect are essential for every guest.
1.3 Domaine 10 reserves the right to refuse guests who do not comply with the house rules or these terms and conditions.
1.4 Domaine 10 is only accessible to guests aged 18 and over.
Reservations & Payments
2.1 Overnight stays can be booked via the website and are only final after payment of the required deposit.
2.2 Day Use and afternoon rentals can be booked through the website, but are only confirmed after contacting The Secret Butler via WhatsApp or phone.
2.3 The advance payment only amounts to the room price and will be deducted from the total amount upon check-out.
2.4 No deposit is required for afternoon rentals.
2.5 Massages and extras must be paid in full in advance.
2.6 Final payments can be made by cash, instant bank transfer or via the Room Service cabinet.
2.7 Invoices can be provided upon request. Please indicate this when booking or notify The Secret Butler.
Check-in & Check-out
3.1 Standard check-in and check-out times:
Baroque & Oriental rooms: Check-in from 9pm, check-out at 10am.
Versailles room: Check-in from 8pm, check-out at 12pm.
Day Use: 9:00 AM to 5:00 PM (flexible hours possible within this block).
Afternoon rental: 1:00 PM to 5:00 PM (Versailles: 2:00 PM to 6:00 PM).
3.2 Early check-in or late check-out is possible with certain packages or for €25 per additional hour. This must be requested in advance.
3.3 In case of late check-out without permission, additional costs may be charged.
Cancellation & Changes
4.1 Cancellations must be reported as soon as possible via WhatsApp or email.
4.2 If the room is rebooked, the guest will receive a voucher worth the deposit, valid for 1 year from the date of the original booking.
4.3 If the room is not re-rented, the deposit will be retained.
4.4 Changes to the booking are possible in consultation with The Secret Butler, subject to availability.
Discretion & Privacy
5.1 Domaine 10 guarantees maximum discretion.
5.2 There is no registration on arrival – everything is done online and in advance.
5.3 The domain is closed and has a private secured parking.
5.4 The Secret Butler works completely behind the scenes and will never contact you personally unless requested.
5.5 During your stay, your room will not be entered unless expressly requested by the guest.
House Rules & Behavior
6.1 Respect for the location, facilities and other guests is mandatory.
6.2 Drugs, excessive alcohol consumption and illegal activities are strictly prohibited.
6.3 Bringing your own food and drinks is not permitted. 24/7 room service is available.
6.4 Use of the facilities is at your own risk. Domaine 10 is not liable for loss, theft, or damage to personal property.
6.5 Any damage to the property, rooms or facilities will be fully charged to the responsible guest.
6.6 Sound & Silence: To maintain discretion and an exclusive atmosphere, we request absolute silence in the parking lot, hallways, and outdoors. Noise disturbances will not be tolerated out of respect for other guests and the surrounding area.
Thank you for your understanding and cooperation. Domaine 10 guarantees an undisturbed and refined experience.
Sensual Experience & Erotic Services
7.1 Domaine 10 is not a sex club and does not provide escorts or paid companions.
7.2 Erotic massages are possible and vary in intensity depending on the chosen experience.
7.3 BDSM elements can be integrated upon request, but are not included as standard. Please discuss this with The Secret Butler.
7.4 Toys may be brought along, provided they are for personal use and hygienically responsible.
7.5 Guests may bring their own companions, but this is entirely at their own risk. Domaine 10 is not liable for the actions of external guests invited by the main guest.
7.6 The person booking the room is responsible for their entire party at all times. This includes compliance with the house rules, damage to the venue, and the behavior of other guests. Any costs or penalties for violations will be fully recovered from the lead guest.
Parties & Groups
8.1 The Versailles room is suitable for up to 6 people.
8.2 The Eastern room can be used for up to 4 persons.
8.3 Baroque room is only for couples (max. 2 persons).
8.4 The domain can be rented for private events for up to 40 people.
8.5 Parties are only possible if the entire domain is rented.
Liability
9.1 Domaine 10 is not liable for any loss, damage or injury during your stay.
9.2 Use of the facilities, including sauna, massage and other services, is entirely at your own risk.
9.3 This rule applies to the entire domain, from the driveway, parking lot, hallways, and all indoor and outdoor areas. Domaine 10 is not liable for any damage, accidents, or loss of personal belongings within the domain. Guests must always treat the property and its facilities with care and respect.
9.4 If damage is caused by the guest, it will be fully charged to the person who booked the room.

10.1 The Secret Butler can be reached via WhatsApp or telephone for all questions and requests.
10.2 Communication via WhatsApp is possible between 07:00 and 23:00.
10.3 Urgent matters after 11:00 PM? Please contact us by phone.
10.4 We request that all communications be respectful and discreet.
Access & Terms & Conditions
11.1 Animals are not allowed in Domaine 10.
11.2 Our location is not specifically adapted for people with disabilities, but they are certainly more than welcome. Please contact us in advance to discuss how we can make your stay as comfortable as possible.
11.3 Everyone is welcome, including the LGBTQ community. Respect, openness, and discretion are our top priorities.
11.4 Strictly 18+ – Domaine 10 does not see or check guests, but it is the sole responsibility of the person making the booking to ensure that all guests are at least 18 years of age. In the event of a violation, the lead guest who made the booking will be held liable.
