Article 0 — Company Information
Domaine 10 is a trade name of Sisters Factory bv, with registered office at Lekestraat 10 – 8433

Article 1 — General
1.1 These terms apply to all reservations and stays at Domaine 10. By making a booking, you agree to these terms.
1.2 Domaine 10 is a private and exclusive venue. Discretion and respect are essential for every guest.
1.3 Domaine 10 reserves the right to refuse guests who do not comply with the house rules or these terms.
1.4 Domaine 10 is exclusively accessible to guests aged 18 and older.
Article 2 — Reservations & Payments
2.1 Overnight stays can be booked via the website and are only confirmed after payment of the required deposit.
2.2 Day Use and afternoon rentals can be booked via the website, but are only confirmed after contact with The Secret Butler via WhatsApp or phone.
2.3 The deposit covers only the room price and is deducted from the total amount at check-out.
2.4 No deposit is required for afternoon rentals.
2.5 Massages and extras must be paid in full in advance.
2.6 Outstanding balances can be settled in cash via the Roomservice cabinet or by instant bank transfer.
2.7 Invoices can be provided upon request. Please let us know in advance, at the time of booking, or notify The Secret Butler via WhatsApp.
2.8 The person who makes the booking is at all times responsible for the full bill for the stay, including damage, as well as all costs incurred by their partner and/or other guests forming part of the party in the booked room (massages, extras, Roomservice cabinet, etc.). This responsibility applies regardless of
who actually used the individual products or services.
Article 3 — Check-in & Check-out
(flexible hours possible within the time blocks).
3.1 Standard check-in and check-out times:
• Barok & Oosterse rooms: Check-in from 21:00, check-out at 10:00.
• Versailles room: Check-in from 20:00, check-out at 12:00.• Day Use: 9:00 to 17:00.
• Afternoon rental: 13:00 to 17:00 (Versailles: 14:00 to 18:00).
3.2 Early check-in or late check-out is possible with certain packages, or for an additional surcharge per hour. This must be requested in advance.
3.3 In the event of a late check-out without permission, additional costs will be charged.
Article 4 — Cancellation & Changes
4.1 Cancellations must be reported as soon as possible via WhatsApp or e-mail.
4.2 If the room is rebooked, the guest receives a voucher for the full amount paid, valid for 1 year from the date of the original booking.
4.3 If the room is not rebooked, the deposit for the room price is retained. If more than the room price has already been paid, the room price is retained and the balance above that is refunded in the form of a voucher, valid for 1 year from the date of the original booking.
4.4 Changes to the booking are possible in consultation with The Secret Butler, subject to availability.
Article 5 — Discretion & Privacy
5.1 Domaine 10 guarantees maximum discretion.
5.2 There is no registration upon arrival – everything is arranged online and in advance.
5.3 The premises are gated and have a private, secured car park.
5.4 The Secret Butler operates entirely behind the scenes and will never make personal contact unless requested.
5.5 During your stay, your room will not be entered unless expressly requested by the guest.
5.6 The processing of personal data (booking, communication, payment) is carried out in accordance with our separate Privacy Policy, available in a following section.
Article 6 — House Rules & Conduct
6.1 Respect for the venue, its facilities, and other guests is mandatory.
6.2 Drugs, excessive alcohol consumption, and illegal activities are strictly prohibited.
6.3 Bringing your own food and drink is not permitted. 24/7 Room Service is available.
6.4 Use of the facilities is at your own risk. Domaine 10 is not liable for loss, theft, or damage to personal belongings.
6.5 Damage to the property, the rooms, or the facilities will be charged in full to the responsible guest and company.
6.6 Noise & Silence: To preserve the discretion and exclusive atmosphere, we ask for absolute silence in the car park, in the hallways, and outside. Noise disturbance will not be tolerated, out of respect for other guests
and the surroundings.
6.7 Photos & videos: Taking photos or video recordings during massages or other erotic/sensual services is strictly prohibited, out of respect for the discretion and professionalism of both masseurs and guests. If a violation is detected, Domaine 10 reserves the right to terminate the stay immediately without refund, and may demand deletion of the footage.
Thank you for your understanding and cooperation. Domaine 10 guarantees an undisturbed and refined experience.
Article 7 — Sensual Experience & Erotic Services
7.1 Domaine 10 is not a sex club and does not provide escorts or paid companions.
7.2 Erotic massages are available and vary in intensity depending on the chosen experience.
7.3 BDSM elements can be incorporated upon request, but are not a standard offering. Discuss this with The Secret Butler.
7.4 Toys may be brought, provided they are for personal use and hygienically appropriate.
7.5 Guests may bring their own companions, but this is entirely at their own risk. Domaine 10 is not liable for the actions of external guests invited by the main guest(s).
7.6 The person and company booking the room are at all times responsible for their entire party. This includes compliance with the house rules, damage to the venue, and the conduct of fellow guests. Any costs or sanctions arising from a violation will be charged in full to the main guest and company.
7.7 Consent & boundaries during massages: Prior to each massage, the guest receives a questionnaire to indicate their preferences and boundaries. During the massage, a colour-code system is used (green = may continue, orange = stop this action but continue with something else, red = the massage stops immediately).
For a massage with more than 2 people in the room, a silent chaperone is always present. By booking a massage or erotic service, the guest confirms that this participation is voluntary and informed.
Article 8 — Parties & Groups
8.1 The Versailles room is suitable for up to 6 people.
8.2 The Oosterse room can be used for up to 4 people.
8.3 The Barok room is for couples only (max. 2 people).
8.4 The venue can be rented privately for events of up to 60 people.
8.5 Parties are only possible when renting the entire venue.
Article 9 — Right of Withdrawal (Pandora Box & Love Products)
9.1 For the purchase of physical products via our webshop or WhatsApp order (oils, candles, toys, Love
Boxes), a withdrawal period of 14 calendar days from receipt applies in principle.
9.2 This withdrawal period does not apply to our (sealed) products which, for hygienic reasons, are not suitable to be returned once the seal has been broken after delivery (including intimate products and toys). This is clearly communicated to the customer prior to purchase.
9.3 Items from the Pandora Box itself (rental key) remain the property of Domaine 10 at all times and are not covered by this right of withdrawal.
Article 10 — Liability
10.1 Domaine 10 is not liable for loss, damage, or injury during the stay.
10.2 Use of the facilities, including the sauna, massage, and other services, is entirely at your own risk.
10.3 This rule applies to the entire venue, from the driveway, car park, hallways, and all indoor and outdoor spaces. Domaine 10 is not liable for any damage, accidents, or loss of personal belongings within the venue. Guests must always treat the venue and its facilities with care and respect.
10.4 If damage is caused by the guest, it will be charged in full to the person who booked the room, and company.10.5 Force majeure: Domaine 10 is not liable for delay or cancellation resulting from force majeure, including but not limited to fire, natural disaster, illness of staff, government measures, or technical failures beyond our control. In such cases, an alternative date or voucher will be provided in consultation with the guest.
Article 11 — Contact & Communication
11.1 The Secret Butler can be reached via WhatsApp or phone for all questions and requests.
11.2 Communication via WhatsApp is possible between 07:00 and 23:00.
11.3 For urgent matters after 23:00, you may contact us by phone.
11.4 We request that all communication be kept respectful and discreet.
11.5 Complaints about your stay can be reported within 7 days after your stay via info@domaine10.be. We aim to respond to every complaint within 14 working days.
Article 12 — Access & General Provisions
12.1 Animals are not permitted at Domaine 10.
12.2 Our venue is not specifically adapted for people with disabilities, but they are of course more than welcome. Please contact us in advance so we can make your stay as comfortable as possible.
12.3 Everyone is welcome, including the LGBTQ+ community. Respect, openness, and discretion are central to us.
12.4 Strictly 18+. Domaine 10 is exclusively accessible to persons aged 18 and older. The main guest making the reservation declares, by placing the booking, that they and all other persons present during the stay are at least 18 years old, and is fully responsible for this. Domaine 10 reserves the right to request proof
of age in case of doubt. In the event of a violation, full liability lies with the main guest who made the reservation.
Article 13 — Intellectual Property
13.1 "Domaine 10", "The Secret Butler," and the entire concept, design, and content of this website are the property of Domaine 10 and are protected under applicable intellectual property law. Any reproduction or imitation without prior written consent is prohibited.
Article 14 — Governing Law & Disputes
14.1 These terms and conditions are governed exclusively by Belgian law.
14.2 Disputes will be submitted to the competent courts of the judicial district of West Flanders, without prejudice to the consumer's right to bring proceedings before the court of their own place of residence where legally required.
14.3 For disputes, consumers may also turn to the European Online Dispute Resolution platform: https://ec.europa.eu/odr
Article 15 — Changes to the Terms
15.1 Domaine 10 reserves the right to revise and update these Terms and Conditions from time to time, at its sole discretion. All changes take effect immediately upon posting on the website and apply to all use of the
website thereafter. By continuing to use the website after revised terms are posted, you accept these changes. We recommend checking this page regularly, as the terms are binding.
PRIVACY POLICY
At Domaine 10, discretion is at the heart of everything we do — not only during your stay, but also in the way we handle your personal data. This policy explains what data we collect, why, how long we retain it, and what rights you have. This policy has been drafted in accordance with the General Data Protection
Regulation (GDPR).
1. Who is responsible for your data?

2. What data do we collect?
2.1 Booking & stay: name, e-mail address, phone number, stay dates, payment details, chosen room, and packages. This data is collected via our internal booking system Cubilis/Lighthouse and remains within this system — it is not automatically passed on to our accounting. Our accounting is handled via Billit and is, in principle, processed without your name or personal data. Only if you explicitly request an invoice do we pass on the data necessary for that purpose (name, address, invoice details) to Billit, solely for the purpose of issuing that invoice.
2.2 Communication: messages you exchange with The Secret Butler via WhatsApp, phone, or e-mail.
2.3 Customer relationship (CRM): contact details and preferences we keep to personalise your stay and future communication.
2.4 Newsletter: e-mail address if you subscribe, processed via our e-mail platform.
2.5 Website & advertising: technical data via cookies and similar technologies when you visit our website (see Article 6).
2.6 Massage preferences & boundaries questionnaire: if you book a massage, we ask you in advance to indicate your preferences and boundaries, so the masseur can take these into respectful account. Important note: The preferences/boundaries questionnaire for massages may contain special categories of personal data (e.g., information relating to intimate preferences or health). This falls under Article 9 GDPR and requires explicit, separate consent from the guest — a checkbox stating "I explicitly consent," separate from the general booking terms. We retain this data for as short a time as possible (only for the duration of the stay), restrict access to only those performing the massage, and do not store it by default in our general CRM alongside other customer data.
3. Why do we process your data?
• To process your booking and organise your stay (performance of the contract).
• To communicate about your reservation, questions, or requests (performance of the contract).
• To send you newsletters and offers, subject to your consent (consent).
• To analyse and improve our website and advertising (consent via cookies / legitimate interest).
• To comply with legal obligations, such as bookkeeping and VAT legislation (legal obligation).
• To take your preferences and boundaries into account during a massage, subject to your explicit consent (explicit consent, Art. 9 GDPR).
4. How long do we retain your data?
4.1 Booking data in Cubilis/Lighthouse is retained for a minimum of 10 years. Invoice data in Billit — only present if you have requested an invoice — is retained for the statutory bookkeeping retention period of 7 years.
4.2 Communication via WhatsApp/e-mail is retained for as long as relevant to the customer relationship.
4.3 Newsletter data is retained until you unsubscribe.
4.4 The preferences/boundaries questionnaire for massages is deleted as soon as possible after the stay, unless you explicitly consent to it being kept longer for a future stay.
5. Who do we share your data with?
We only share your data with parties that need it to enable our services, and only to the extent necessary:
• Cubilis/Lighthouse — our internal booking system, for booking and payment data. This data remains within this system and is not shared by default with other parties, including our accounting.
• Billit — our accounting. We transfer bookkeeping data without your personal data. Only if you request an invoice do we share the strictly necessary data (name, address, invoice details).
• GoHighLevel (CRM) — for customer relationship management, managed by our team.
• Wix (website) and Wix Ascend — for hosting our website and sending newsletters.
• Google (Google Ads, Google Tag Manager, Google Analytics) — for website analysis and advertising. These parties act as processors and may only use your data on our instructions. We never sell your data to third parties.
6. Cookies & tracking
Our website uses cookies and similar technologies, including via Google Tag Manager, to analyse website visits and measure advertising. You can adjust your cookie preferences at any time via the cookie banner on our website.
• Necessary cookies: required for the website to function properly (always active).
• Analytical cookies (e.g., Google Analytics): measure how visitors use the website.
• Advertising cookies (e.g., Google Ads): measure the effectiveness of our advertising. Transfers outside the European Economic Area
Some of our service providers (such as Google and Wix) may process data on servers outside the EU, including in the United States. In such cases, we ensure appropriate safeguards are in place, such as the European Commission's Standard Contractual Clauses.
8. How do we secure your data?
We take appropriate technical and organisational measures to protect your data against loss, misuse, or unauthorised access, in line with the discretion that is central to Domaine 10. Access to sensitive data (such as the massage questionnaire) is limited to those who need it to perform the service.
9. What are your rights?
You always have the right to:
• Request access to the data we hold about you.• Have inaccurate data corrected.
• Have your data deleted ("right to be forgotten").
• Have the processing of your data restricted.
• Object to certain types of processing (e.g., direct marketing).
• Receive your data in a readable format ("data portability").
• Withdraw given consent at any time, without affecting the lawfulness of processing carried out before withdrawal. You can exercise these rights by contacting us at info@domaine10.be. You also have the right to lodge a
complaint with the Belgian Data Protection Authority (GBA) via www.gegevensbeschermingsautoriteit.be.
10. Minors
Domaine 10 is exclusively accessible to persons aged 18 and older. We do not knowingly collect data from minors.

We may update this privacy policy from time to time. The most recent version is always available on our website, with the date of the last update indicated.
